Purchase Costs
There
are fees and taxes to be paid when purchasing a Spanish property
and as a rule of thumb you should budget for a figure of around
10% on top of the actual purchase price to cover these. As a guide,
the fees and taxes break down as shown below: The largest element
of the overall costs is the 6% Transfer Tax which you are obliged
to pay. Resale Purchase Costs, Plus Valia, is a local Town Hall
levied tax which is based on the increase in value of the land
on which the property sits since it´s last purchase. Making up
elements of the calculation are the surface area of the land on
which the property sits and the catastral value and the date of
the signing of the last deed of the property. This particular
tax can vary from just a couple of hundred euros to thousands
of euros depending on the size of the property and area of land.
